2019 NAIOP Awards of Excellence Colliers Nominees

NORTHERN STACKS VII | Hyde Development | Colliers Brokerage

 

Northern Stacks VII is the final, newly constructed industrial building in this 1.7 million square foot master planned Business Park. Unique difficulties to overcome included working with regulatory authorities at federal, state and local levels to redevelop this former superfund site. The project team led by Mortenson Construction and Braun Intertec delivered the building within the tight deadlines mandated by the tenant. The speculative project was 100% leased before completion to LKQ Automotive. The new 200,000 square foot industrial building features numerous sustainable attributes including extensive natural light, a white roof, restored native prairie landscaping, bike racks and trail systems. Congrats to our friends and partners Hyde Development for their nomination of Northern Stacks VII, in the Industrial Bulk Distribution category, at this year’s NAIOP Awards of Excellence! Our industrial brokerage specialist, Eric Batiza has been working hard to fill the 8 Northern Stacks buildings with amazing tenants since they broke ground and the project is now nearly FULL!

ILLUME Candle | Duke Realty | Colliers Brokerage & Project Management

 

Arbor Lakes 10501, a NEW headquarters and warehouse for Illume Holding Company, was the metro area’s largest build to suit project in 2018. Illume’s building is part of Arbor Lakes Business Center, a redevelopment project in which a reclaimed gravel mining area in the City of Maple Grove is being transformed into a first-class industrial hub. Illume chose Arbor Lakes due to its proximity to area amenities and labor. Illume’s project resulted in more than 200 jobs, helped allow for the creation of a TIF district, which provided infrastructure funding, and aligned with the City of Maple Grove’s 2040 Comprehensive Plan. Congrats to our friends and partners Duke Realty for their nomination in the Industrial Build-to-Suit category at this year’s NAIOP Awards of Excellence! Our industrial brokerage specialist, Bill Ritter and Project Manager, Katie Berggren worked tirelessly with all the teams involved to bring this project to its successful completion.

Voyage Healthcare Clinic, Crystal | MSP Commercial | Colliers Brokerage 

 

Redeveloped using the shell of a dormer liquor store on a site in Crystal, the Voyage Healthcare Clinic (previously North Clinic) opened in May 2019. In addition to a 3,000 square foot expansion, the former retail building required substantial structural, mechanical and electrical upgrades to meet medical office building standards. Less than two miles from the existing Robbinsdale clinic, the Crystal location offers convenient care and support to current patients in the community, as well as utilizes high visibility from nearby retail stores and easy access from Highway 100 to grow their patient base. Congrats to our friends and partners at MSP Commercial for their nomination of Voyage Healthcare Clinic of Crystal, in the Repositioned/Reuse category, at this year’s NAIOP Awards of Excellence! Our healthcare brokerage specialists, Brian Bruggeman and Louis Suarez were instrumental in working with the teams to bring this project to completion and Brian is up for the Outstanding Broker award as well!

Wagner SprayTech | Pope Architects | Colliers Project Management

 

Wagner SprayTech is a global leader in advanced paint applicators used in home improvement, commercial painting and industrial finishing. Their North American headquarters located on 17-acres in Plymouth, was constructed in the 1970s. A multi-year, four-phase campus transformation creates a modern, motivating workplace that engages employees and supports client interactions. Collaborating with Wagner’s local executives, the team met all expectations for creating an innovative and modern workplace, while adhering to a set budget. The renovated and new spaces reinforce Wagner’s brands and reflect the company’s ethos with thoughtful integration of corporate colors, core values and architectural details. Congrats to our friends and partners Pope Architects on their nomination in the Repositioned/Renovated (TI) category for the Wagner SprayTech HQ building, at this year’s NAIOP Awards of Excellence! Senior Project Manager, Rachel Markos led the management on this ambitious project, and the Colliers Project Management team is proud to have been a part of its success!

 

 

 

One Discovery Square | M.A. Mortenson | Colliers Brokerage

 

Adjacent to Mayo Clinic, One Discovery Square is the anchor of Discovery Square – one of six sub-districts making up the Destination Medical Center (DMC). It’s the largest public-private economic development initiative in Minnesota history, with a 20-year plan to transform Rochester into a global destination for health and wellness, attracting developers, investors and entrepreneurs. Taking advantage of unrivaled access to Mayo, One Discovery Square offers start-up, early phase and established companies the opportunity to collaborate in the development of what’s next in technologies and therapies. The facility houses 12 tenants, including Mayo Clinic, University of Minnesota-Rochester, Boston Scientific and Epic Systems Corporation. Congrats to our friends and partners M.A. Mortenson for their nomination in the Special Purpose category at this year’s NAIOP Awards of Excellence! Our healthcare brokerage specialist and Fellow, Louis Suarez, has put his heart and soul into this project and has brought the first phase of this one-of-a-kind healthcare innovation campus to nearly 100% occupancy.

 

 

North Star Sheets | The Opus Group | Colliers Brokerage

 

North Star Sheets at Southeast Industrial Park is a 161,000-square foot, rail-served, heavy-manufacturing build-to-suit on 16 acres of land in Cottage Grove with 7,000 square feet of office space and 154,000 square feet of manufacturing and warehouse space. It features 32’ clear height, 16 docks and parking for 60 cars and 64 trucks. North Star Sheets was completed and fully operation in just seven months by Opus and Hillcrest Development, LLP, co-developers, through extensive collaboration with the City of Cottage Grove to support this aggressive timeline for North Star Sheets occupancy. It is the first phase of a multi-phase, 38-acre industrial development. Congrats to our friends and partners The Opus Group and Hillcrest Development for their nomination in the Industrial Build-to-Suit category at this year’s NAIOP Awards of Excellence! Our brokerage specialists, Eric Rossbach & Andy Heieie were instrumental in working with the teams to bring this project to completion. Eric is also up for the Outstanding Broker award for this project!
