ONE DISCOVERY SQUARE | Rochester, MN

The Colliers marketing team was engaged by VP Healthcare Services, Louis Suarez, to help market One Discovery Square, a one-of-a-kind healthcare innovation center in the heart of Downtown Rochester. The project has been ongoing since June 2017 and updates to the marketing materials are made weekly. The Colliers marketing team works directly with invested client parties: M.A. Mortenson, the City of Rochester and economic group The DMC, as well as Mayo Clinic. The marketing team created the Discovery Square brand look and feel of the marketing materials using a logo treatment created by a local branding firm, Knock Inc., as a jumping-off point. All marketing materials, supporting design elements and copywriting was generated by the Colliers marketing team. As of September 2019, One Discovery Square is nearly fully leased, and the Colliers marketing team is now developing materials for the next phase, Discovery Square Two.

FIELDHOUSE 34 | Stillwater, MN

The Colliers marketing team was engaged by office brokerage to help market the one-of-a-kind, historic Armory building in Stillwater in the Spring of 2019. The building, built in 1922 as a response to WWI, housed the National Guard's 34th Military Police Company, the Red Bulls, during both peacetime and war. After the National Guard outgrew and vacated the Armory, the building was acquired by new, private ownership. The Colliers marketing team was engaged by brokerage and ownership to rename and rebrand the building, in order to bring the property from the past to the present. The team developed a new name, Fieldhouse 34, as well as a new logo and a new brand look and feel. The marketing materials will aim to help the team market the property as the owners redevelop the building into a mixed-use space for multiple commercial uses, including an incredible once-in-a-lifetime office space in the celebrated gymnasium.

EXCELSIOR CROSSINGS | Hopkins, MN

The Colliers marketing team was engaged by the suburban office brokerage team, Michael Gelfman and Kevin O'Neill, to help create a unique marketing campaign for Excelsior Crossings, the former Cargill build-to-suit campus in Hopkins in the Fall of 2017. The purpose of the marketing campaign was to help rebrand the three-building office campus to distinguish it from its former life as the Cargill campus after Cargill vacated two of the buildings on the site. The team developed new, branded marketing materials, produced a unique property video for the campaign and also planned and executed a high-end event hosted at the site. As of Fall 2019, the two previously vacant buildings are 90 percent occupied.

RIVERPLACE OFFICES | Minneapolis, MN

The Colliers marketing team was engaged by the downtown Minneapolis office brokerage team to help create a unique marketing campaign for Riverplace Offices, in the hip and historic neighborhood of St. Anthony Main in Northeast Minneapolis, in the Spring of 2017. The purpose of the marketing campaign was to help reposition the former horse stables, turned shopping center, turned office campus to highlight the modern office renovations that the new owners had made to upgrade the historic property. The team developed a new logo and branded marketing materials. As of Fall 2019, the three buildings are up to 80 percent occupied.

MIDWAY INNOVATION CENTER | St. Paul, MN

The Colliers marketing team was engaged by industrial brokerage to help create a marketing campaign for Midway Corporate Center, in the Midway neighborhood between Minneapolis and St. Paul, in the Spring of 2018. The first task for the Colliers team was to come up with a name that felt more aligned to attracting new companies with a potential "tech" focus, as one of the buildings had a nearly brand-new warehouse space for lease as well as office. The team came up with "Midway Innovation Center" and created a new brand logo and color palette that reflected a more modern aesthetic. The central compass insignia in green and blue were inspired by the central location of the site and the surrounding nature paths. The team went on to create supporting marketing materials for the property. Within six months of campaign release, the leasing team had landed two large tenants, and to date, there are only two small vacancies remaining.

PENTAGON VILLAGE | Edina, MN

The Colliers marketing team was engaged by office brokerage specialists, Michael Gelfman and Kevin O'Neill, to help create a marketing package for the much-anticipated development, Pentagon Village in Edina, in the Fall of 2018. The Colliers marketing team was engaged by the brokerage team in early stages of the project with the architecture firm and developers responsible for making the project come to life. The Colliers team designed the logo for the Village as well as created a dozen "mood boards" to inspire the architects and developers towards the vision of the project, which Colliers coined, "Urban Inspired, Elegant Connections." This headline, which guided all creative work, was inspired by the goal to create an "urban vibe" in a suburban office development, while still maintaining the "high-end" aspect of the neighborhood where the project would reside. Working very closely with the clients and architects to develop the look and feel of the entire Village, the marketing team created all supporting materials for the project, which would come to include hospitality and retail as well as office.

BAKER TECH | Minnetonka, MN

The Colliers marketing team was engaged by office brokerage specialists, Jason Simek and Joe Owen, to help create a marketing package to breathe new life into the massive 254,274-square-foot, five-building, single-story, 1980's office park, Baker Technology Plaza, in the Fall of 2017. When the marketing team was engaged by the brokers to help reposition the property, the buildings were at 63 percent occupancy. The marketing team immediately suggested shortening the name to the more colloquial "Baker Tech" and designed a modern logo and color story to help elevate the brand. The new brand logo and color palette was quickly implemented in the new site and monument signage. New ownership brought in food trucks, a bike share program, outdoor gathering and seating spaces, new landscaping and color to the park, which they completed in record time. Armed with the new marketing materials, the team was able to lease Baker Tech to 100 percent occupied in only 18 months!

NORTHERN STACKS | Fridley, MN

The Colliers marketing team was engaged by industrial brokerage expert, Eric Batiza, to help create a marketing campaign for a state-of-the-art industrial distribution and office/warehouse business park in Fridley. When the team was engaged by the broker and owner/developer Hyde Development and M.A. Mortenson to create a marketing campaign in the Fall of 2016, the park had yet to break ground and didn't have a name. The Colliers marketing team named the property "Northern Stacks" because of the historic "stacks" that were left from when the site was a fully-operational, award-winning WWII weaponry plant. The Colliers team then came up with a logo and brand identity to help market the property using renderings to sell the concept before the 122-acre site had begun development of the planned seven-building (eventually, eight-building) park. Within 24 months of campaign release, the park had been fully delivered and was 80 percent leased, with several buildings becoming fully optioned before completion. The historic stacks and attached boiler room were also leased to an amenity tenant, Forgotten Star Brewery. To date, the park has won numerous local and national awards for design, development, environmental improvement and record-breaking leasing activity.

TEXA-TONKA | St. Louis Park, MN

The Colliers marketing team was engaged by retail broker Lauren Kessler to first, help win the leasing assignment, and then second, create a unique marketing campaign for a  tired retail strip that was recently acquired by a new owner. The new owner had shared plans for an exterior redevelopment with the goal to return the property to its original mid-century architectural design that had been lost over the decades. The marketing team created a digital pitch website with animation, custom logo and mood boards for design inspiration and retail leasing target strategies, which ultimately won the business. The team went on to work directly with the client and architect to develop the retail center design concept.

LOT B | New Brighton, MN

The Colliers marketing team was engaged by medical office brokerage expert Louis Suarez to help re-envision a new marketing campaign for a parcel of land in a development called New Brighton Exchange. The brokerage team was hired on to breathe life into a marketing effort that had dried up—a competitor firm was not able to secure movement on the existing buildings nor the available build-to-suit land available on the site. The Colliers marketing team decided to give the land a brand. Armed with renderings of what a building on the site could be, the team developed a logo and a color/design package to market the lot to a prospective tenant.

MIDCITY LOGISTICS HUB | Minneapolis, MN

The Colliers marketing team was engaged by industrial brokerage expert, Eric Batiza, to help create a custom property marketing campaign for Mid-City Logistics Hub, a former Sears distribution warehouse on nearly 20 acres of land in the Midway neighborhood of Minneapolis. The property posed a challenge because the site was in ill repair, with no usable photographs or renderings, but the team still had to create something eye-catching to get prospective tenants in the door to see the potential of this extremely well-located asset. Using stock photography, modern design and a new logo, the team pulled together an effective marketing campaign that has attracted qualified lessees.

The Colliers brokerage teams are split between our suburban and downtown offices, and our lease at this building also meant that we did all tenant leasing as well, so when it came time for a brand refresh, the Colliers marketing team led the charge. The Colliers marketing team was engaged by Minneapolis downtown office brokers, Jim Kenney and Mike Doyle, to develop custom marketing materials for the historic Lumber Exchange building in the Minneapolis CBD. The brick-and-timber building was built in 1885 and featured stunning historic details that were preserved under the National Historic Registry that the marketing team leveraged to create a new brand voice. The team went to work developing a marketing campaign that prominently featured tenant testimonials, as the building had experienced high vacancy for some time when the team was hired to breathe new life into the project.

METROPOINT | St. Louis Park, MN

The Colliers marketing team was engaged by suburban office brokerage experts, Mike Gelfman, Kevin O'Neill and Nathan Karrick, to help re-envision a new marketing campaign for Metropoint, a four-building suburban office campus on the highly sought-after 394 corridor in Minnetonka. The marketing team could not change the logo nor the tagline but could influence the overall design and "vibe" of the marketing materials, which had grown outdated and tired. So, the team did just that—they revamped the brand by adding vibrancy to the existing color palette and adding modern design elements and stock photography. They also had photos taken of "hip" tenant spaces and common areas that had received capital improvements. The result was well received by ownership and led to qualified leasing in the first six months of the campaign refresh.

THE MERIT| St. Paul, MN

The Colliers marketing team was engaged by industrial brokerage to help create a marketing campaign for Iris Park Place, a historic office building built in 1926, located in the Midway neighborhood of Minneapolis. The building was the former build-to-suit property that housed AJ Krank Manufacturing, a cosmetics and barber shop supply company. The building featured beautiful exterior architectural details and interior features that had been lost over time. The building had been recently acquired by new ownership and large capital improvements were planned to bring the building back to its historic glory and tenancy. The Colliers marketing team first proposed a new name—The Merit. The name was chosen in order to keep the history of the building alive and was taken from the AJ Krank Manufacturing headline from 1926: "The Mark of Merit All Over the World." Several logo and "mood board" versions were created, and the Colliers team worked closely with ownership and the architect teams to create a brand identity and vibe with both interior and exterior improvements.

19 EXCHANGE | Minneapolis, MN

The Colliers marketing team was engaged by education brokerage to help create a custom property marketing campaign for the former McNally Smith College of Music campus in Downtown St. Paul. The College had gone out of business and left the largely educational site vacant, and new ownership was looking to Colliers to help reposition the site for potential office or educational use. First the team renamed the site to "19 Exchange," which was the address and the name of the street on which the property was located, in order to call out the awesome location of the asset. The team then designed a new brand and corresponding marketing materials and developed a PR plan to help position the property in a new light. Within just a few months of campaign release, the site was fully leased by the charter school, Upper Mississippi Academy.
